Design and selections phase

Floor plan, 3D walkthrough, finish board, and selections all done together. You see what you're getting before you see what it costs.

Itemized fixed-price estimate

Line by line. Allowances called out. Trade subcontractor scope spelled out. Delivered within one business day of the design sign-off.

Contract and permitting

Contract signed. Permits pulled. Structural engineering finalized. We do this work so you don't see your renovation hit a four-week pause for a permit nobody filed.

Most whole-home renovations need a BDS major-remodel building permit, plus separate electrical, plumbing, and mechanical trade permits. Structural changes trigger engineering review. Lakefront, historic district, and ESEE-zoned projects need design review on top. We pull every permit and finalize all selections before construction starts.

Yes. A common phasing pattern is kitchen plus main floor in year one, then primary suite plus secondary baths in year two. We design the entire scope upfront so phase two builds on phase one without rework, and we lock pricing for both phases at the same time.

A remodel updates one or two rooms while leaving the floor plan intact. A whole home renovation is a single coordinated project across the kitchen, baths, living areas, and often structure (walls moved, additions added). The cost-per-square-foot is usually lower on a whole-home renovation because all trades are mobilized once and selections are coordinated as a single design.

We do not lend directly. We have working relationships with three Portland-area lenders who specialize in renovation loans, HELOC products, and construction-to-permanent financing. We can introduce you at the consultation if helpful.
